Home and living retail in Asia

Big boxes, long lead times and a category tied to the property cycle

Furniture and home goods is the most cyclical category in retail, because demand is created by moving house. In Asia that ties the category to property completions, urban household formation and mortgage conditions far more than to consumer sentiment. It is also the category with the most punishing logistics: bulky, damage-prone, slow-turning stock that has to be delivered and often assembled. This dossier explains what actually drives the category, why last-mile capability decides who wins and what we ask operators as the property cycle turns.

What we are watching

  • Property completions lead the category

Handover volumes in the major metros are the closest thing this category has to a demand forecast, with a lag of roughly one to two quarters.

  • Smaller homes, modular ranges

Shrinking urban unit sizes across the region are reshaping assortment toward multi-function, modular and small-scale furniture rather than traditional suites.

  • Delivery is the product

Two-man delivery, assembly and damage handling determine repeat purchase more than showroom design does, and very few operators run it well.

How the category is structured

  • Large-format international operators anchor the mass market in most metros and set the price expectation.
  • Local manufacturers and family chains hold strong regional positions, particularly in Vietnam, Indonesia and Malaysia.
  • Marketplaces dominate small home goods and accessories while struggling with bulky delivery.
  • Interior-design and fit-out services are converging with retail, especially around new-build handovers.
